Submit an enquiry and our Leasing team will reach out to walk you through the next steps.
Give a minimum of 2 months' notice and complete the standard end-of-tenancy process before you leave and hand back your keys on your last day.
Before you leave, you'll need to have your new tenancy agreed and ready for your return.
You'll pay a reduced rent per month – from just £250 for a studio or 1 bed up to £1,000 for a 4 bed. Your belongings stay safe and secure while you're away, but you will not have access to your apartment.
Simply be back by 15 September 2026 and complete your move-in checks to collect your keys. Then just unlock your door and carry on exactly where you left off.
*Subject to availability. The Student Summer Stay & Store period runs between 16 June and 15 September 2026, you can take it any time with a minimum term of 1 month, making it flexible around your plans. You must serve a minimum of two months’ notice on your current tenancy and return on or before 15 September 2026.

The Student Summer Stay & Store offer is open to residents who are in Higher Education that plan to return for the next academic year and want to store their belongings safely in their apartment over the summer. All residents living in the apartment must agree to take part to be eligible.
Submit an enquiry to begin the process, and our Leasing team will be in touch to get things started.
Your current tenancy will end before the Student Summer Stay & Store period begins. Before it ends, you’ll need to complete the following steps:
- Hand in your notice: You must give a minimum of 2 months’ notice on your current tenancy
- Sign a Storage Licence Agreement: Covering the terms of your reduced rent for the Student Summer Stay & Store period
- Complete the application process for the new tenancy: Including confirming acceptance of your quote via email, making any payments related to your new tenancy (e.g. reservation payment, rent and deposit), and signing your new Tenancy Agreement
- Complete the standard end-of-tenancy process: Including a mandatory pre move out inspection and a final inventory on your last day. Once these are complete, please return your key fob to your building’s front desk. Your apartment will be cleaned after you vacate.
The following monthly charges apply per apartment:
- Studio/1 Bed: £250 p/month
- 2 Bed: £500 p/month
- 3 Bed: £750 p/month
- 4 Bed: £1,000 p/month
The Student Summer Stay & Store runs from 16 June to 15 September 2026. You can start anytime within this window, but a minimum term of 1 month applies and you must return to your apartment on or before 15 September.
Yes. The following payments must all be completed before your current tenancy end date (agreed when you serve notice). Payment links for each will be sent to you by email at the relevant stage:
- Your reduced rent for the Student Summer Stay & Store: Calculated pro-rata for the duration of your Student Summer Stay & Store period. A payment link will be sent by email once you have confirmed in writing that you want to proceed.
- New tenancy payments: Such as your rent and deposit.* Payment links will be sent by email once you have signed your Storage Licence Agreement and paid the above. Please also note that your current tenancy deposit will be returned after your tenancy end date, subject to any deductions for damage or other charges.
*Your new deposit will be the same amount as your current tenancy
As your belongings will remain in your apartment during the Student Summer Stay & Store period, we ask that you leave it to a good standard of cleanliness before you go. This will allow our team to carry out our standard Cleaning and Maintenance Refresh without disturbing your belongings while you’re away (see "Is there a cleaning fee?" below).
Before you leave, please ensure the following has been completed:
- Bathrooms fully emptied, except for items in the vanity unit
- Dishwashers, sinks, and laundry appliances emptied
- All perishable items removed from the kitchen, including the fridge and freezer
To help you prepare, our Maintenance team will conduct 2 pre–move-out inspections, 1 scheduled 2 weeks before your departure and another on the day you leave, where we will run through the checklist above with you.
Yes. A Cleaning and Maintenance Refresh fee applies, which covers Planned Preventative Maintenance checks and kitchen/bathroom condition reviews.
No, Quintain Living will cover utilities and Council Tax on your behalf for the duration of your Storage Licence Agreement.
No, you won’t have access to your apartment during this period. Access requests require at least 24 hours’ notice and approval from the Resident team.
If you’d like to return early, we can start your tenancy at the agreed rent if all other residents on your Tenancy Agreement are in agreement.
The period runs between 16 June to 15 September. A minimum period of 1 month applies, but you can speak to your Resident team if you wish to discuss a shorter timeframe and returning earlier.
- All residents in the apartment must agree to take part and sign the required agreements.
- Both the new Tenancy Agreement and the Storage Licence Agreement must be signed, and associated payments (listed above) paid, before the end of your current tenancy.
- Your apartment must be left to a good state of cleanliness before you leave. As your belongings will remain in the apartment, we ask you to complete the following so our team can carry out the necessary Cleaning and Maintenance Refresh required during your Student Summer Stay & Store:
- All beds stripped with nothing stored underneath the bed frame
- Bathrooms fully emptied, except for items in the vanity unit - please move any additional furniture into the bedroom
- Bedroom items neatly packed away
- Dishwashers, sinks, and laundry appliances emptied
- All perishable items removed from the kitchen, including the fridge and freezer
- You will not have access to your apartment, keys, or fob during the Student Summer Stay & Store period unless pre-approved by the Resident team with at least 24 hours’ notice.
- No one is permitted to stay in or access the apartment during this period.
- Utilities and Council Tax are covered by Quintain Living for the full Student Summer Stay & Store period; however, you must not reconnect or use services such as Wi-Fi, water, or electricity during this time.
- The normal end-of-tenancy inspection and inventory must be completed before the Student Summer Stay & Store period starts.
- The Maintenance team will conduct 2 pre–move-out inspections, one scheduled 2 weeks before your departure and another the day you leave.
- Any required maintenance will be carried out while you are away, with reasonable notice given, except in emergencies.
- All key fobs must be returned to your building’s front desk before you depart.
- Failure to comply with the above may result in termination of the Student Summer Stay & Store arrangement and associated fees.
No. Student Summer Stay & Store does not include access to resident amenities. If you’d like to use these again while in London, we can end your Student Summer Stay & Store and start your tenancy at the agreed rent.
If maintenance is required, we’ll make every reasonable effort to contact you before entering. In emergencies, our team may enter without notice to ensure resident safety or prevent damage.
Yes. You will have to agree your new rent and sign your new Tenancy Agreement before entering the Student Summer Stay & Store agreement.
You’ll need to give notice to vacate as stated in your Tenancy Agreement. Once the Student Summer Stay & Store period ends, your new Tenancy Agreement will commence, and you will need to give notice as outlined in your new Tenancy Agreement.
All belongings must be removed by the set date, if not, Quintain Living will arrange removal and apply a removal fee.
