Secure your Quintain Living apartment over the summer break at a reduced rate* with our student Stay & Store offer. Current student residents can pay reduced rate from June to September without moving out or paying for additional storage, so your apartment and belongings stay exactly as they and fully secure are while you are away. This is ideal if you are travelling home or spending the summer elsewhere, letting you simply lock your door and return to your London base in September with everything just as you left it, ready for the new academic year.

Pay a lower monthly rate throughout the summer, with no need to move your things into a storage unit elsewhere. Simply pay a Storage Licence fee for the period you’re away, with rates starting at just £250/per month for a studio or one bed apartment.*
Your belongings will stay secure in your apartment, ready for you to return in the autumn. We’ll arrange for your new Tenancy Agreement to start when you’re ready to return in the autumn (please note the Student Stay & Store period runs from 16 June to 15 September).

The Stay & Store offer is open to residents who plan to return for the next academic year and want to store their belongings safely in their apartment over the summer. All residents living in the apartment must agree to take part to be eligible.
Submit an enquiry via email to begin the process, and your Resident team will be in touch to get things started.
Your current tenancy will end before the Stay & Store period begins. Before it ends, you’ll need to sign a Storage Licence Agreement for the Stay & Store period, as well as a new Tenancy Agreement for your return by 1 May. You’ll then complete the standard end-of-tenancy process, which includes a mandatory inspection and a final inventory on your last day. Once these are complete, please return your key fob to your building’s front desk.
The following monthly charges apply:
- Studio/One Bedroom: £250/month
- Two Bedroom: £500/month
- Three Bedroom: £750/month
- Four Bedroom: £1000/month
The reduced rent period runs between 16 June and 15 September.
Yes, you will need to pay a Storage Licence Agreement Fee and your deposit for the next tenancy period. Your deposit from your current tenancy will be returned to you after your current tenancy end date, subject to any deductions for damage or other charges.
No, Quintain Living will cover the utilities and Council Tax on your behalf for the full duration of the Stay & Store period.
Yes. A cleaning and maintenance refresh fee applies, which covers Planned Preventative Maintenance checks and kitchen/bathroom condition reviews. Before you leave, you must remove all perishables and strip your bedding.
You can pay your Stay & Store amount upfront via payment link or bank transfer.
No, you won’t have access to your apartment during the Stay & Store period. Access requests require at least 24 hours’ notice and approval from the Resident Team.
If you’d like to return early, we can reinstate your regular tenancy at the standard rent.
The Stay & Store period runs from 16 June to 15 September. A minimum period of one month applies. You can speak to your Resident team if you wish to discuss a shorter timeframe and returning earlier.
- All residents in the apartment must agree to take part and sign the required agreements.
- Both the new Tenancy Agreement and the Storage Licence Agreement must be signed before 1 May.
- The following end of tenancy clean must be completed before you depart:
- All beds stripped and nothing stored underneath.
- Bathrooms and kitchen fully emptied.
- Bedroom items neatly packed.
- Floors mopped and windows left unobstructed.
- Dishwashers, sinks, and laundry appliances emptied.
- You will not have access to your apartment, keys, or fob during the Stay & Store period unless pre-approved by the Resident Team with at least 24 hours’ notice.
- No one is permitted to stay in or access the apartment during this period.
- Utilities and Council Tax are covered by Quintain Living for the full Stay & Store period; however, you must not reconnect or use services such as Wi-Fi, water, or electricity during this time.
- The normal end-of-tenancy inspection and inventory must be completed before the Stay & Store period starts.
- The maintenance team will conduct two pre–move-out inspections, one scheduled two weeks before your departure and another one day before you leave.
- Any required maintenance will be carried out while you are away, with reasonable notice given, except in emergencies.
- Your key fob must be returned to your building’s front desk before you depart.
- Failure to comply with the above may result in termination of the Stay & Store arrangement and associated fees.
No, no one is permitted to stay or access your apartment during the Stay & Store period. You will hand over your key fob to your resident team before leaving, access can be granted for the following:
- Let your apartment via Airbnb for that period instead, or
- Book one of our Guest Suites for visiting friends or family.
No. Stay & Store does not include access to resident amenities. If you’d like to use these again while in London, we can end your Stay & Store and reinstate your regular tenancy.
If maintenance is required, we’ll make every reasonable effort to contact you before entering.
In emergencies, our team may enter without notice to ensure safety or prevent damage.
Yes, you’ll need to sign a Stay & Store Agreement and a Storage Licence Agreement before joining the Stay & Store programme.
Yes. You will have to agree your new rent before leaving for the next academic year.
If you decide not to return, you’ll need to give notice to vacate as stated in your tenancy agreement.
Once the Stay & Store period ends, your regular tenancy rent will resume until your move-out date.
All belongings must be removed by the set date, if not, Quintain Living will arrange removal and apply a removal fee equivalent to one month’s rent.
