Heading off on holiday or going away for a period to see friends or family? As a trial in 2026, we've decided to allow our residents to host their apartment on Airbnb. It’s a great way to earn a little extra income while you’re away.

To make sure this works smoothly for you and other residents in your building, we’ve set some clear rules and standards such as hosts having a minimum rating of 4★ and guests have a good track record, to requiring stays be a minimum of 3 nights. Read below to find out more.

HOW IT WORKS

List your Quintain Living apartment easily on the Airbnb website or app. When you enter your postcode, Airbnb automatically recognises your location as part of the Airbnb-friendly programme. To create your listing, simply accept the programme terms of service and you’ll be on your way to hosting – and earning.

You can host your apartment for up to 90 nights per year, with a minimum of 3 nights at a time, giving you flexibility to earn extra income while you are away. These limits help us manage guest numbers and protect residents’ privacy, and help ensure that building access remains secure, so everyone can continue to enjoy a stress-free, welcoming community.

You stay in control by choosing when you host, who you welcome, and how much you charge per night. You will manage the practical details, from cleaning and key handovers to check-in and check-out times, so things work on your terms.

This also means the listing and hosting is your responsibility, so no commercial hosting, management companies, or someone else hosting on your behalf.

Just remember, if a guest is staying during Stadium Event days, that access to the area is restricted, including parking. Guests will also need a fob to pass through the access barriers (see FAQs below).

In here, you can find frequently asked questions about hosting your apartment on Airbnb.

Quintain Living has set a building rule that guests must have an Airbnb rating of 4 or higher to be eligible to book. This helps support a respectful community while ensuring compliance with building policies.

Yes for the entire home only (so the whole apartment, not by the room) and as long as the resident maintains an Airbnb host rating of 4★ or higher and is in good standing. Quintain Living reserves the right to withdraw hosting eligibility at any time, at our discretion. 

Please note, this trial is not open to residents living with us under a corporate tenancy agreement. If you take part, you will need to manage your own listing and look after your own guests. Commercial hosting, third-party management, and hosting on someone else's behalf are not permitted.

Hosting approval may be withdrawn in circumstances such as:

  • Rent, utilities, storage or parking arrears.
  • Repeated neighbour complaints or disruptive guest behaviour.
  • Negative feedback from other residents or building staff.
  • Breaches of building or tenancy rules.
  • Misuse of the Airbnb listing or platform policies.

These measures help ensure everyone in our community enjoys a safe and respectful living environment.

Our building rule is that bookings are subject to a minimum stay of three nights, with longer stays approved at Quintain Living’s discretion. To maintain our strong sense of community, residents may host for a maximum of 90 nights per year. For other questions related to hosting on Airbnb, please refer to the Airbnb help centre.

The Quintain Living resident named on the lease is fully responsible for all guest stays arranged through their Airbnb listing. All bookings and payments are managed directly on Airbnb, and Quintain Living accepts no liability for any part of the guest’s stay. The host is responsible for ensuring guests are aware of and follow building rules, fire safety policies, respect neighbours, and maintain your apartment in good condition. You’ll also handle all communication, check-ins, and checkouts directly through Airbnb.

Any damage or issues during a guest’s stay must be reported immediately. Resolution and claims are handled through Airbnb’s Host Damage Protection or your chosen insurance policy.

Access to your apartment is organised directly by you, the host. Once a stay has been confirmed, you simply reach out to us and we will update your fob to remove access to social spaces from the start date of the booking. As the resident named on the lease, you’re responsible for coordinating check-in and checkout with your guests by handing over your fob, in line with building security and access policies. If any of your guests would require assistance in the case of an evacuation, you must let us know beforehand.

No, residents are not permitted to install their own lockbox or smart lock or make any changes to the existing key access system.

If an Airbnb guest loses a fob, the host is responsible for covering the replacement cost and completing ID verification to arrange access for the guest. The host can verify their identity either in person at the building or, if they are unavailable (for example, out of the country), via a video call for remote verification (including showing their photo ID on the call).

No, it’s building policy that Airbnb guests will not have access to shared social spaces, including resident lounges and gyms.

Typically, standard contents insurance does not include hosting. For added peace of mind, we recommend checking with your insurer or using Airbnb’s Host Damage Protection, part of AirCover for Hosts, which reimburses hosts for damage caused by guests during an Airbnb stay if the guest does not pay for it.

Quintain Living – Hosting on Airbnb Terms & Conditions

When you host on Airbnb at Quintain Living you agree to the following Quintain Living Hosting on Airbnb Terms & Conditions as well as the Airbnb-friendly programme terms.

  • Only Quintain Living residents with an Airbnb rating of 4.0 or higher are eligible to host.
  • Quintain Living reserves the right to withdraw a resident’s hosting eligibility at any time, at its sole discretion.
  • Hosting is only available to residents managing their own Airbnb listing directly. Commercial operators, third-party property managers, or any person or business managing the listing on a resident’s behalf are not eligible to participate.
  • Residents living with Quintain Living under a corporate tenancy agreement are not eligible to participate in this trial.
  • Cannot host / list on any other short-term rental platform.
  • All Airbnb bookings must meet a minimum stay of three nights.
  • Long term stays, or hosting beyond the annual limit (maximum of 90 days per year) are not permitted.
  • All bookings, payments, and communications are managed directly through the Airbnb platform.
  • The Quintain Living resident named on the lease is fully responsible for all Airbnb stays, including guest conduct, apartment maintenance, and compliance with building and fire safety rules. As a reminder, your building’s Fire evacuation and stay put policy can be found under ‘Building and Fire Safety’ section within the ‘My Home’ tab in your Quintain Living app.
  • Prior to any stay commencing, the Host must advise Quintain Living of any guest(s) that would require assistance in the case of an emergency evacuation.
  • Hosts must coordinate all guest check-ins and check-outs, and ensure guests do not access restricted resident amenities (gyms, lounges, roof terraces, etc.).
  • Residents must not install or modify locks, key safes, or smart devices.
  • Hosts are responsible for arranging guest access in line with building security procedures.
  • If a guest loses a key fob, the host must cover the replacement cost and complete ID verification to arrange a new one. Verification can take place in person or via video call, including presentation of valid photo ID.
  • Any damage or issues during a guest’s stay must be reported immediately.
  • Hosts may pursue reimbursement for damage to their place or belongings by a guest during the Airbnb stay by submitting a reimbursement request under Airbnb’s Host Damage Protection or the host’s personal insurance policy.
  • Standard contents insurance typically does not cover Airbnb hosting; hosts are advised to check their policy or pursue reimbursement under Airbnb’s Host Damage Protection programme.

  • Quintain Living receives a 20% share of a resident’s Airbnb booking revenue to support the ability to host on Airbnb and ensure compliance with building management standards.
  • Quintain Living reserves the right to monitor participation and revoke hosting privileges for non-compliance, poor guest ratings, or behaviour impacting the community.
  • For any questions about hosting on Airbnb, please refer to Airbnb’s help centre.
  • By choosing to participate in the Airbnb-friendly programme, you authorise Airbnb Payments to pay Quintain Living a revenue share of 20% from each Airbnb payout you receive for bookings made after your enrolment in the programme.
  • The revenue share is calculated as a percentage of your Airbnb payout. The applicable percentage for your building will be communicated to you before you enroll in the programme. Quintain Living may update the revenue share percentage from time to time and will notify participating residents where required.
  • By enrolling in the programme, you agree that Airbnb Payments may automatically distribute your Airbnb earnings between you and Quintain Living in accordance with the applicable revenue share arrangement.
  • The revenue share agreement is between you and Quintain Living. Airbnb is not a party to this agreement and acts solely as the payment facilitator. By participating in the programme, you expressly authorise Airbnb Payments to distribute payouts to you and Quintain Living in accordance with Airbnb's applicable payment terms.

Quintain Living Resident Airbnb Hosting Programme Privacy Policy

This Privacy Notice explains how Quintain Living Ltd (“we”, “us”, “our”) collects, uses, and protects personal data in connection with our Resident Hosting Programme, including where residents host guests via the Airbnb platform.

Quintain Living is the operator and/or manager of residential buildings where tenants (“Residents”) may participate in short-term hosting via Airbnb.
For the purposes of UK GDPR, Quintain Living acts as a data controller in relation to personal data processed in connection with the Programme along with Airbnb whose privacy policy is available here.

We may collect and process the following categories of personal data:

a) Resident Data

  • Name, contact details (email, phone number)
  • Tenancy and building information
  • Participation in the hosting programme
  • Communications with us

b) Guest and Host Data (via a dashboard provided by Airbnb).

  • Name and contact details (e.g. email, phone number)
  • Booking and stay details
  • Communications relating to stays
  • Safety or incident-related information

c) Operational Data

  • Building access or security-related information
  • Records of compliance with building rules
  • Programme participation metrics
  • The types of personal data processed reflect the information required to supervise bookings, manage buildings, and ensure safety.
  • We process personal data for the following purposes:
  • Supervising hosting and bookings via Airbnb
  • Managing resident participation in the hosting programme
  • Ensuring building safety and security, including emergency communications
  • Communicating with residents, hosts, and guests
  • Complying with legal and regulatory obligations
  • Monitoring and improving the Programme
  • These purposes align with enabling property management and resident hosting activities.

We rely on the following lawful basis under UK GDPR:
Legitimate interests – e.g. managing buildings, ensuring safety, and operating the Programme
 

We may share personal data with:

a) Airbnb

Airbnb Global Services Limited and its affiliates, who act as an independent data controller for their own processing activities.

b) Authorities

Where required by law, regulation, or legal process.

We only share personal data where necessary and ensure appropriate safeguards are in place.

Personal data may be transferred outside the UK. Where this occurs, we ensure appropriate safeguards are in place, such as:

UK International Data Transfer Addendum to EU approved Standard Contractual Clauses for data transfers.
