Quintain Living Quote Terms and Conditions

Deposit: You will be required to pay a deposit of £1000, unless you qualify for £0 deposit.
Broadband: Apartments come with 60 mbps broadband as standard. Upgrades available to 1gbps upon move in.
Rent payment due date: Rent is due on the 1st of each calendar month via DD (direct debit). Your first rent payment will therefore be pro-rata’d depending on your preferred move in date, this is not calculated as part of this quote. Ask any of the Quintain Living team for more information.
Other optional extras: There are always optional extras you can add later such as broadband upgrades, parking, guest parking, storage and social space hire – if not included in your quote above.
Gym: If your building has gym, it is free to use as part of your tenancy. However, there is a small induction fee of £30 which is to ensure you are using all the equipment safely.
Social spaces: If your building has resident lounges it is free to use as part of your tenancy. If you would like to rent out spaces for private purposes please contact the Residents team for pricing information.
Zero deposit: To qualify for zero deposit you must obtain a score on ClearScore of 439 and above. If your lease is less than 6 months you do not qualify for 0% deposit.
Reservation: If you choose to go ahead and reserve an apartment, please be aware that our reservation payment is non-refundable but, when you sign-up, this will be deducted from your first month’s rent or deposit (where relevant). However, if you change your mind, we will refund your reservation payment in full if we receive written cancellation within 24 hours of reserving your apartment. Where possible, all tenancy agreements should be signed at least 30 days before your scheduled move in date and your Tenancy Agreement commencing (this is usually the same day).
Referencing: If you provide all referencing information promptly we will be able to get your lease signed with the potential to move in within 5 working days.
No Smoking: All Quintain Living apartments and buildings are non smoking, including balconies and social spaces.
Pets: All developments are pet-friendly and our pet policy is here [TO BE ADDED].
Quintain Living Team Support: There is 24 hour support across all our buildings to assist you should you need support with your home, tenancy or anything else.
Utilities: When you move in you will pay a single direct debit each month that covers both your rent and utilities. The monthly utilities cost will naturally vary throughout the year due to seasonal consumption habits. You will be able to access your consumption information via an online portal. We will inform you by email before we make any changes to your Direct Debit payment.
